A Virginia Property Management Agreement is a legal document used in real estate to specify details about the agreements decided upon between the owner of a property and the individual or company that will be managing the property on behalf of the owner. These parties make a documented promise to carry out their side of the agreement. The owner should pay the manager as written in the document which may be a standard monthly payment or a percentage formed from the income received that the tenants pay as rent.
Additionally, the manager would be required to maintain the property and look after the condition, calling out repairs when required. The manager must also work closely with tenants, accepting payments and documenting this information. Managers may also need to search for new tenants if there is a need to do this.
Such contracts are usually signed for a year. In Virginia, individuals are required to hold a real estate license. But there are exceptions stipulated in the statute explaining these.
