A South Carolina Property Management Agreement allows a manager of a property to control and oversee specific functions which are clearly described in the agreement. These functions are allowed by the owner until they decide otherwise. It is created in instances when an owner of a property cannot give up the required time to properly care after a property and work tightly with tenants. The manager would be given powers, those that are the same as the powers possessed by the owner of the property. These powers include looking into repairs and renovating the property as required. The manager is solely responsible for recording and documenting all information regarding the property as well as controlling the finances in regards to rent.
Most often, the manager will be paid on a percentage basis. This depends entirely on the agreement with the owner. Legally, a manager would need a real estate agent license to work as a property manager in South Carolina.
