An Iowa Property Management Agreement permits a manager of a property to carry out certain functions, as described in the agreement and allowed by the owner. It is drafted in situations when the owner cannot dedicate the necessary time to look after a property and work with tenants. The manager would be given specific rights that would usually only be given to the owner of the property. These typically include keeping an eye on repairs and carrying out any necessary renovations as well as directly working with tenants. The manager would be completely responsible for keeping records and documentation in order as well as controlling the financial aspect of the rental agreement.
In most cases, the manager will be paid a fraction of the price that tenants pay for rent. This all depends on the agreement between the manager and the owner. Legally, this manager would need to have a real estate agent license as this type of work is considered related to real estate. This will be the case for all instances but those when the manager permanently lives on the territory of the property and is employed by the owner.
