A Hawaii Property Management Agreement is required when a property owner wants to assign a manager to look after their property and take care of all questions relating to rent and finances. Maintaining a property and working with tenants can be a tough and time-consuming job and this is particularly hard to balance if you have your own job and family. This is the reason why property managers are hired. Managers are expected to carry out repairs and be on standby to answer tenants should any questions arise. They are also tasked with finding suitable tenants and organizing the documental side of this responsibility.
In exchange for maintaining the property, the owner will compensate the manager either by a stable monthly salary or by providing them with a percentage of the rent paid by tenants. There are however some limitations concerning who can legally function as a property manager. In Hawaii, only the individual needs to either have their own broker's license or need to be working for one. Alternatively, the owner can hire a property without a license as a caretaker.
