In Connecticut, a Connecticut Property Management Agreement is used to form an agreement between the property owner and the party that they have selected to manage their property. This is usually done when the owner does not have time to completely manage a property and always be on call to resolve issues. By hiring a manager, the owner passes on the majority of these tasks to them which include resolving tenant queries, searching for new tenants, showing them around the property, and signing the correct contracts with them. The manager also looks after the property and ensures that it is well-kept, with all of the relevant repairs taking place.

For their work, the property manager receives a payment. The details regarding payment may differ from standard monthly payouts to a percentage-based monthly commission - this all depends on the agreement between the two parties.

To carry out all functions associated with managing a property, the individual must have a broker's license. In any other cases, individuals may perform as a manager, but with severely limited functions.
