This instrument is useful in case you currently live far away from your house or commercial estate, cannot follow all negotiations because of the illness, or simply prefer to trust someone else with that duty - the authorized individual will be able to sign all the papers that transfer real property to or from you, manage your estate while you are away, or sign a lease agreement with a tenant they choose.
The state regulations oblige the principal to sign this form in front of two witnesses or notarize it and record the date the document is executed; if you fail to do it, the power of attorney will be considered invalid and all transactions that involve it can be challenged in court.
