The individual purchasing a house makes an agreement to work with a certain agent for a fixed amount of time at the end of which, the agent will receive a payment in the form of commission. This prevents another real estate agent from swooping in at the last minute, making a sale, and taking the commission for themselves. This leaves the real estate agent who initially did all the hard work and devoted their time, with nothing. Such agreements prevent this from happening.
