How to Perform a Rental Property Inspection (Annual)?

1. Begin your Rental Property Annual Inspection Checklist with your name or the name of the property management company and the person inspecting the unit and today's date.
2. Define if the inspection will be for a move-in, move-out, or routine check.
• If you do not require an inspection on an annual basis, you can use a Rental Property Inspection Checklist that is more generic.
3. Create sections for the living room, kitchen, each bedroom and bathroom, outside area, and additional miscellaneous items.
4. For the bedrooms and living room you will want to examine the following for signs of mold, water damage, peeling paint, or other damage:
   • Walls;
   • Floors (check the condition of the carpet or floor tiles);
   • All doors and locks are functional and every door can open and close without difficulty. Have the tenant demonstrate that the key to the front door is functional;
   • Windows are intact, free from cracks or missing panes, and can open and close. If windows have screens, the screens must be intact and secured to the window frame. Any curtains or blinds should be free from damage;
   • All lighting, electrical fixtures, heating & cooling systems should be functional and the tenant will need to turn each one on and off to check for sparks or other issues.
5. Examine the kitchen for the following:
   • The walls, ceiling, and flooring are clean, with no signs of damage or cracks;
   • Any doors and locks are working properly and can easily open and close;
   • All lighting and electrical fixtures (including the dishwasher, stove, hood, and microwave) will need to be checked to make sure they are in good working order;
   • The refrigerator and freezer are running and able to maintain consistent temperatures;
   • The sink has running water and there is no leakage underneath it;
   • If the stove is gas, check for any signs of a gas leak.
6. Examine the bathrooms for the following:
   • The walls, ceiling, and flooring are clean and undamaged;
   • All plumbing for the toilet, sink, and bathtub or shower are in working order and can drain properly;
   • Mirrors and cabinets are intact without cracks or scratches;
   • Any windows or doors can open, close, and lock easily.
7. At the end of the Rental Property Annual Inspection Checklist, include a section for both the landlord/property manager and tenant to sign and date the document.
