Quarterly Rental Property Inspection Checklist Template

How to Perform a Rental Property Inspection (Quarterly)?
Follow these steps to carry out a proper inspection of the rental unit:
- Bring a checklist with you and inform the tenant you are going to document all your observations before making any remarks or comments in writing. It is recommended to keep a folder with all the checklists - for instance, once the tenant moves in, they should scan through and sign a Rental Property Inspection Checklist to acknowledge the condition of the rented premises at the time they start living there.
- Check how clean the premises are - it does not mean you should expect the perfect condition of the rental unit but look at floors, curtains, kitchen, and bathroom to find out whether inhabitants take care of your property.
- Pay close attention to the bathroom, kitchen, laundry room, and basement - areas where water is constantly used - to find out whether there has been water damage. Make sure all sink faucets work smoothly.
- If you are renting out a house with a garden, you should check the front and back yards to see how the tenant looks after trees, plants, and lawns.
- Go through all the rooms in the house to see the condition of the window and door locks. If any of them require superficial repairs, you may negotiate this issue with the tenant or refer to the lease in case this possibility was discussed during the contract signing.
- Look at air-conditioning - all filters should be free from blockage.
- Check the least accessible corners of the property to see if there is any termite damage, rust, or mold.
- Once you have recorded all the details of the inspection by room (you may note certain pieces of furniture are broken or a kitchen sink needs repairs), give the checklist to the tenant to read and sign. Sign and date the document yourself and keep it for your records.
