Sublease Agreement Template - Texas

In case you are going away from your house or apartment for studies, work, or vacation or the company you manage does not require a lease anymore yet the landlord does not want to cancel your agreement before it expires, you can use the option of signing a Texas Sublease Agreement . This document will let a third party, a subtenant, take the place of the original tenant assuming their rights and responsibilities listed in the lease.

The sublease must be approved by the landlord who grants the tenant their explicit permission to sublet. Additionally, the contract signed by the tenant and the subtenant must identify the parties, indicate the amount of rent the latter must pay the landlord every two weeks or month, state the term of the sublease, and record other restrictions the parties consider necessary like smoking rules and pet policy. Note that the parties must decide who will be responsible for any damages to the real estate, renovations and improvements to the property, or breaches of the agreement.
