If you are already renting a commercial space for your business or a residence for yourself and your family members but you do not need this rental unit for the next few months or the remainder of the lease, you can negotiate and sign a South Carolina Sublease Agreement to get rid of the obligation to pay for this property while you are not using it. As long as the owner of the real estate is aware of your plans, you are entitled to sublet the rental unit - the permission may be given to you in the text of the lease, with or without a proper notice the landlord has to receive.
The sublease should contain the reference to the original contract and confirm the parties have drafted it to be a supplementary part of the lease, include the identification information of the counterparts, specify the duration of the arrangement (it may expire the same day the lease ends or earlier), determine how the landlord gets the rent regularly, and explain who will take care of the property paying utilities and financing necessary repairs.
