A New Mexico Sublease Agreement is a legally binding contract that establishes the particulars of an arrangement between a tenant and a person or company that replaces them agreeing to carry out the obligations of the tenant. If the lease lets the tenant find a third party willing to live in the residence they have rented or work in the office or store they do not need anymore, a sublease may be a great option especially in the case the tenant does not want to terminate the lease and hopes to return to the rental unit in the future.
Alternatively, the landlord and the tenant can sign a separate contract to certify the former's consent to sublet or the property owner simply puts their signature under the sublease. Traditionally, the text of the sublease contains the names of the parties, refers to the lease and confirms the documents are related, records the duration of the lease, and obliges the subtenant to follow the rules and provisions the tenant has had - paying the rent and handling the utilities and repairs of the real estate.
