If you want to transfer your tenancy to a third party (an individual or entity) in case you do not want to continue following the terms of the lease or are unable to do so, you should consider a Louisiana Sublease Agreement - this document will name a subtenant who will live in the apartment you rented or use the commercial property entrusted to you in the first place.
As long as you have the permission of the landlord indicated in the text of the lease or granted once you reach out to them to discuss the sublease, you are allowed to compose a legally binding sublease.
