Sublease Agreement Template - Iowa

An Iowa Sublease Agreement is a written contract that establishes the terms and conditions of the property re-renting. Usually suggested by the tenant who plans to leave the rental unit or cannot follow the provisions of the lease anymore, this document will describe the new arrangement allowing the third party - an individual or an organization - to replace the original tenant. However, before you start negotiations with the prospective subtenant, you need to obtain the consent of the landlord and preferably introduce the parties to each other - alternatively, the landlord may grant the permission to sublet in the text of the lease, with or without prior notification.

A properly-composed sublease should list the names and contact details of the parties, describe the real estate in question, determine the sublease term (equal to the duration of the lease or shorter), describe the payment procedure (the subtenant either pays the rent directly to the landlord or via a tenant), and indicate which party is responsible for dealing with utilities, renovations, and general maintenance of the rental unit.
