An Arkansas Sublease Agreement constitutes a deal signed by a tenant who occupies a residential or commercial property and a third party who will pay them rent for a limited time period or the remainder of the original lease. Often used by inhabitants of houses or apartments who do not require this property for a certain time, a document of this kind will help them not to spend money on the real estate they do not live in while the landlord can receive regular payments provided by the subtenant.
A valid sublease should contain a proper identification of all the parties, the location of the real property to be sublet, the term of the sublease, a reference to the first lease signed by the landlord and the tenant, and the amount of rent the subtenant will pay to the tenant who carries out the duty of the landlord. Note that unless the lease agreement allows the tenant to do so, it is necessary to get the landlord's permission before entering into any collateral contracts and re-renting the real estate.
