When you are renting a property and have decided to split the rent with additional tenants, you will need to create a Co-Tenancy Agreement before they move in.

To begin writing your Co-Tenancy Agreement template, you will want to include the following information:
The date the agreement will be signed between all parties.
The full name of each tenant and the amount of rent each of them will pay (these people will become the co-tenants).
Address of the rental property, the minimum length of time all co-tenants agree to reside at the property, the total amount for the security deposit, the total amount of rent collected each month, and the name of the landlord or property manager.

Acknowledgment of agreement by the landlord for the rules listed above.
A contingency clause, should one of the co-tenants be unable to pay their share of the rent all other co-tenants agree to make up the difference to ensure the full monthly rent payment is fulfilled. Should a co-tenant cancel their part of the agreement, any money owed to another co-tenant by them will be paid in full before they move out of the property.
