Individuals can use a Virginia Deed of Trust if they would like to make certain the other party (a trustor) will perform their obligation to return the loan on the conditions designated in the deed. The Code of Virginia provides its residents with a statutory form for such kinds of deeds, according to which they should include the identifying information of the involved parties, the date when the deed was made, the description of the property that is being conveyed to the trustee, and other details (§ 55.1-316).
