Special Warranty Deed Form - West Virginia

Complete a West Virginia Special Warranty Deed if you want to shift the ownership of your real property to another person. Such kind of deed only provides the grantee with warranties that the grantor actually owns the real property, and that there are no encumbrances arising from their ownership. Individuals can use an approximate form for their deed that can be found in the West Virginia Code (36-3-5), and add a special warranty which effect is described in section 36-4-3.
