A Tennessee Special Warranty Deed is a legal document that can be used when a grantor wants to transfer their real property to the grantee. This kind of deed offers the grantee protection with which they can be sure that the real property is clear from encumbrances arising from the period when it was owned by the grantor. The Tennessee Code offers individuals an estimated form for a special warranty deed (66-5-103(1B)), according to which a special warranty can be made as "I covenant that I am seized and possessed of this land and have a right to convey it, and I warrant the title against all persons claiming under me."
