With an Ohio Special Warranty Deed , a grantor does not provide the grantee with any warranties in regard to previous owners. This kind of deed also known as a limited warranty deed and offers the grantee protection only against encumbrances made after the grantor has obtained the real property. The Ohio Revised Code contains a statutory form for a limited warranty deed. According to it, your deed shall include the name and the marital status of the grantor, the name and the tax-mailing address of the grantee, the amount of consideration paid, the address of the real property that is being transferred, and other details which can be found in Section 5302.07.
