Prepare a Nevada Special Warranty Deed if you would like to transfer your real property to an individual or an entity. This deed guarantees that there are no problems in title outstanding from the period of your ownership. The Nevada Revised Statutes allows the deed to be signed not only by grantors but by their lawful agents (or attorneys) as well (111.020; 111.105). Your Special Warranty Deed must be acknowledged before a judge or a clerk of a court having a seal, a notary public, or a justice of the peace (111.240; 111.265), and presented for recordation (111.310).
