To shift your real property to another person (or an entity) you can use a Missouri Special Warranty Deed . This type of deed has some peculiarities since when using it the grantor offers the covenants that they own the property and that it was not encumbered during the period of their ownership. In this state, a special warranty deed shall be signed by the grantor or their lawful agent (442.020), acknowledged or proven (442.130), and recorded in the office of the recorder of the county where the transferring real estate is situated (442.380).
