Complete a Mississippi Special Warranty Deed if you want to transfer your real property to an individual or an entity. Such deed should be used when you (as a grantor) want to guarantee the grantee that there are no claims outstanding from your ownership. Any real estate conveyance in this state shall only be executed in writing, signed by the grantor, and delivered to the grantee (§ 89-1-3). The Mississippi Code defines the words "warrant specially" and expands on what kind of effect they have when you use them in your deed (§ 89-1-35). In order to make the process of compiling a special warranty deed easier, the legislator included a form for conveyance (§ 89-1-61) where the grantor shall use the words "specially warrant" instead of "warrant."
