Individuals and entities can use a Minnesota Special Warranty Deed when they want to sell their real property and provide the buyer only with warrants against anything (claims, liens, etc.) that happened during the period of their ownership. Just like in other states, a special warranty deed in Minnesota shall be duly acknowledged and submitted for recordation (507.24(1)). The Minnesota Statutes require all deeds to be signed by the executing party and by the officer who took the acknowledgments (507.24(2)). Make certain that your deed complies with the standards developed for documents that are entitled to be recorded, which can be found in Section 507.093 of the statutes.
