A Louisiana Special Warranty Deed is a document that can be used to convey real property from the grantor to the grantee. With this type of deed, you provide a guarantee that there are no liens, claims, or other encumbrances arising from the period of time when you owned the property. The Louisiana Civil Code does not contain any statutory form for deeds, however, it states that all sales of immovable property must be made by authentic act or by an act under private signature (2440). According to the code, an authentic act is an act made in writing and executed before a notary public or other officer authorized to perform that function, in the presence of two witnesses.
