Compile an Indiana Special Warranty Deed if you want to convey your real property to an individual or an entity. This type of deed should be used when a grantor wants to make a warranty of title only during a period of time when they owned the real property they are transferring to the grantee. As required by the Indiana Code, any deed must be prepared in writing and signed by the grantor or their authorized agent (IC 32-21-1-13). Your special warranty deed shall be duly acknowledged (IC 32-21-2-3) and recorded with a county recorder as provided in Section 32-21-2-1 and in Chapter 32-21-2.5 (Uniform Real Property Electronic Recording Act) of the Code.
