Special Warranty Deed Form - Delaware

A Delaware Special Warranty Deed is a document that can be used to convey real property from the grantor to the grantee. This kind of deed contains a guarantee that covers only the period when the grantor held title to the property they are conveying. A Special Warranty Deed in Delaware must be acknowledged before in the Superior Court, or before any judge of the state, a notary public, or any other person listed in Section 25-122 of the Delaware Code. In addition to this, any deed that conveys real property in this state shall be recorded in the recorder's office for the county where such property is located (25-151).
