If you would like to shift your real property to another individual or an entity, you should look into using a Connecticut Special Warranty Deed for this purpose. With this type of deed, you provide a guarantee that there are no liens, claims, or other encumbrances arising from the period of time when you owned the property. The Connecticut General Statutes does not contain a statutory form for such deed, nevertheless, it does not preclude individuals from using it (47-36c). Your Special Warranty Deed shall be executed in writing, signed by the grantor (47-5), and acknowledged before a judge of a court of record, a notary public, or another authorized person listed in Section 47-5a.
