Warranty Deed Form - New York

Whether you are involved in a real estate transaction or are looking to sell another expensive item, you may fill out a New York Warranty Deed to establish the terms of the deal. Note that you can only sign this agreement if the grantor confirms the property title is not burdened with restrictions so that the new owner will not have to deal with third parties' claims. Section 258 of the New York Consolidated Laws obliges the parties to follow certain rules in order to create a legally enforceable deed: describe the history of the title in writing, obtain signatures of all co-owners if you are selling joint property, and submit the contract to the local county clerk.
