Warranty Deed Form - Maryland

Private parties, individuals and corporations, can fill out a Maryland Warranty Deed to outline the particulars of the property sale and purchase. Use this document if the owner of the property - which is especially important for real estate transfers - can verify the absence of liens and third parties' claims that could burden the title. The Maryland Code obliges the parties to compose and execute the deed property to make it legally binding: confirm the intention to convey the property title, create a joint tenancy if there is more than one purchaser, finalize the deal before a notary public, and record the agreement in the county circuit court.
