An Illinois Warranty Deed is a formal document you may use to outline the particulars of the property transfer no matter what parties sign the deal or what type of property you are including in the transaction. This contract will allow the purchaser to obtain additional protection since the current owner must confirm there are no easements or restrictions on the property and the title is clear. Note that to comply with the Illinois Compiled Statutes, the seller must prove the intention to convey a title before a notary public or another public officer and the buyer has to register the copy of the agreement with the local recorder to update the history of the property.
