If an individual would like to shift a title of ownership of their real property without offering a warranty of title, they can use a Utah Quitclaim Deed . In this state, you can use a statutory form for this kind of deed which can be found in the Utah Code, Section 57-1-13. In compliance with this section, your quitclaim deed shall include the name and the residential address of the grantor, the name and the residential address of the grantee, the amount of consideration paid in dollars, the address of the land parcel, and the description of real property that is being conveyed.
