Individuals and entities can use a Tennessee Quitclaim Deed if they want to transfer real property without implying a warranty of title. In Section 66-5-103(2) you can find an approximate form for such kind of deed, following which the deed must include the name of the grantor, the name of the grantee, the address, and the description of real estate that is being conveyed, and other details. After your quitclaim deed was properly combined and executed, it shall be duly acknowledged before the county clerk, or notary public, or another appointed individual (66-22-102), and registered in the county where the land is located (66-24-103).
