A Pennsylvania Quitclaim Deed is an instrument of conveyance which individuals and entities can use to transfer real property. Generally, grantors choose this type of deed because it contains no title covenants, therefore, it does not provide grantees with a warranty of title. The Pennsylvania Consolidated Statutes does not include a statutory form for this type of deed, so individuals can include all of the traditional elements to their quitclaim deeds, such as the name of the grantor, the name of the grantee, the description of the property conveyed, etc.
