A North Carolina Quitclaim Deed is a document that is supposed to be used by a grantor when they want to sell their property without providing the grantee with any guarantees about the title. The North Carolina General Statutes does not contain a statutory form for a quitclaim deed, nevertheless, it includes requirements to how all deeds in this state shall be acknowledged and recorded. Therefore, a quitclaim deed shall be acknowledged by the grantor before the justices, judges, magistrates, or any other officials listed in Section 47-1 of the North Carolina General Statutes. In addition to this, the deed must be registered in the county where the real property is located (§ 47-18).
