In a New Mexico Quitclaim Deed , a grantor conveys their real property to a grantee, however, the grantor does not offer the grantee a warranty of title. Therefore, this deed is mostly used in situations when a warranty of title is not necessary (for example, a transaction between family members). A quitclaim deed is a statutory deed under Section § 47-1-44of the New Mexico Statutes. According to it, this type of deed shall include the name of the grantor, the name of the grantee, the amount of paid consideration, the address of the land parcel, and the description of the property that is being transferred.
