A New Jersey Quitclaim Deed is a type of deed that can be used to transfer property from a grantor to a grantee without providing the grantee with any covenants of title. This leaves the grantee vulnerable since they cannot be certain whether the grantor's title of ownership is true. Your quitclaim deed can follow a statutory short form for deeds presented in the New Jersey Statutes, Section 46:4-1. Nevertheless, in accordance with Section 46:5-1 of the said statutes, in the deed in the granting clause instead of the word "grant" the grantor shall use the word "release" (or "quitclaim", or similar). It will reflect the nature of this specific type of deed more precisely due to the lack of implied covenants.
