To document a transfer of real property which does not include any warranties of title, you can use a Mississippi Quitclaim Deed . This type of deed is provided by the Mississippi Code (§ 89-1-37) and shall be sufficient to transfer all the estate (or interest) the grantor has in the land they are going to shift (§ 89-1-39). To be legitimate in the state of Mississippi, a quitclaim deed shall be executed in writing, signed by the grantor, and delivered to the grantee (§ 89-1-3). Additionally, your deed shall be duly acknowledged before a competent officer (§ 89-3-1) and recorded in the county where the real property is located (§ 89-5-1).
