To shift your real property to another person (or an entity) you can use a California Quitclaim Deed . This type of deed has some peculiarities since when using it the grantor does not provide a warranty of title to the grantee. While completing the deed, individuals can use a form offered to them by the California Civil Code, which can be found in Section 1092 of Chapter 2 (Transfer of Real Property), although instead of using the word "grant" they must use the word "quitclaim." As stated by this section, a quitclaim deed must include the name of the grantor, the name of the grantee, the address of the real property that is being transferred, the description of that property, and other details. Besides that, your quitclaim deed should comply with the provisions of the California Government Code, Chapter 6 (Recorder).
