If an individual would like to transfer a title of ownership of their real property without offering a warranty of title, they can use an Alabama Quitclaim Deed . In this state, deeds are governed by the Code of Alabama and shall be recorded in the office of the judge of probate (§ 35-4-50). This type of legal document shall be written or printed, signed by the grantor or their authorized agent, and attested by a witness (§ 35-4-20). A quitclaim deed must include a statement that shows the name and the address of the individual who prepared it, otherwise, it will not be permitted for the recording (§ 35-4-110).
