A Louisiana Gift Deed is required when transferring a gift of property or real estate from one person or party to another, where no payment is expected in exchange for the property. The gift deed will need to contain clear and explicit language regarding the transfer, and any unclear language can run the risk of being contested in court. As part of the gift deed, a full description of the property will be required, including chain of title, official sealed survey results (La. Rev. Stat. 44:41), any outstanding restrictions, and location. All persons making the gift will need to sign the document before a witness (it does not need to be a notary) (La. Civ. Code 1833).
