Gift Deed Form - Maryland

A Maryland Gift Deed is used when the owner of a property or parcel of real estate wishes to donate or gift the property to another person or party without the expectation of payment for the transfer. This type of deed will require specific language about the details of the deed, since any unclear language could result in the document being contested in court. The gift deed will require a full description of the property. Maryland requires that a State of Maryland Land Instrument Intake Sheet is included with any legal documentation involving land instrument (Md. Code, Real Prop. 3--104(a)(1)(ii)). All documentation and materials will then be recorded and submitted to the local County Circuit Court Clerk's Office.
