An Oklahoma Gift Deed is written when a person is transferring or gifting property or real estate to another individual or party, where no payment is expected in return. It is important to make sure that all language in the document is clear to avoid later being contested in court. The gift deed must clearly dictate a complete legal description of the property, chain of title, and any restrictions connected to the property (Title 19 O.S. Section 287 & 291). Any transference of property that may be part of Indian Land will need to be confirmed through the Bureau of Indian Affairs. All documentation will need to be sent to the County Clerk's office.
