Gift Deed Form - Utah

A Utah Gift Deed is written when the owner of a property wants to donate or gift the property to another person or party without expecting payment for the transfer. To avoid having the deed later contested in court, make sure all language in the document is clear. The gift deed will require a full description of the property, including the chain of title, any restrictions to the property, and any water rights (Utah Code 57-3-109). All documentation and materials for the gift deed will need to be submitted to the county clerk's office for the county where the property is located.
