A Vermont Gift Deed is used when one party would like to gift or donate property or real estate to another party, with no expectation for payment in return. To begin writing the deed, be certain that all language and agreements in the deed are clear, since any unclear language could later be contested in court. The gift deed will need to include a full description of the property, any current restrictions connected to the property, and a previously recorded survey (including the location where the survey can be found) (27 V.S.A. 341). All documentation and additional materials, including a copy of the Act 250 Disclosure Statement, will then be submitted to the Town Clerk's office.
