Complete a Mississippi Deed of Trust if you wish to secure a loan given to a borrower to purchase real property. In this state, such a deed is used as an alternative to a mortgage. As stated by the Mississippi Code, a deed of trust can be prepared in the form of conveyance with a few additional elements that designate the purpose of the deed is to secure a loan (§ 89-1-63(1)). Additionally, the code also allows any person to perform as a trustee - a neutral party that holds the title of ownership of the real property - regardless of their relationship with the borrower or lender (§ 89-1-63(2)).
