Individuals can complete a Minnesota Deed of Trust when they would like to secure a loan they have given to another party to purchase real property. This type of deed is signed between three parties: a borrower, a trustee, and a lender. A trustee is a mediator that holds the title of the property that was shifted to them by a borrower to secure the loan they took from the lender. The Minnesota Statutes provides individuals with an extensive list of powers and duties of a trustee that can be found in section 582.11.
