A Pennsylvania Bargain and Sale Deed is a legally binding contract signed to establish the terms of the real property sale if the purchaser agrees to own the real estate title with all possible encumbrances and liens the seller may not know about at the time the transaction is formalized. It is allowed to complete and sign this agreement whether you represent your own interests or act on behalf of the corporation. Title 68 of the Pennsylvania Statutes requires all deeds to conform with certain requirements: sign the contract with your spouse if you are selling marital property, finalize the deed before the public officer to prove your identity, and record the agreement with the register of deeds.
