Bargain and Sale Deed Form - Idaho

An Idaho Bargain and Sale Deed is a formal contract signed by the parties who wish to sell and purchase real estate when the grantor cannot give any guarantees to the grantee and the latter may expect property-related encumbrances and liens in the future. Use this document if you are dealing with a tax sale or foreclosure and you cannot know whether the title has any claims or defects. The Title 55 of the Idaho Statutes requires the seller to indicate their name and address in the deed, acknowledge the consent to transfer the property title to another party before a witness or a public officer, and file the agreement with the county recorder.
