To formalize possession of the real property, you may use an Alabama Bargain and Sale Deed Form , signed in the presence of witnesses. This document is often signed to facilitate a tax sale or a foreclosure action when the purchaser does not have any protection from encumbrances or liens on the property - the current owner cannot promise they have an unburdened title to the real estate in question. In order to make the agreement valid, you need to write down the words "bargain", "sell", "grant", and "convey" to comply with the current regulations of the Alabama Code, Section 35-4-271.
